Interested in Participating in the Neighborhood Covenant?

To preserve the environment of single family homes in our neighborhood, it is time to establish a property covenant to reinstate previous zoning ordinances. If your home is within the boundaries from the Intersection of Dixie and Collums to the entrance on Piney Mountain Road, Seminole, Indian Trail, Forest Hills Rd, Lake Ellen Dr and Falls Road this may be important to you. Please contact me (Celeste Mayer at celestemayer@gmail.com) and I'll share information and the covenant document with you. HOW Our prior zoning allowed for only single family homes while allowing outbuildings such as garages and sheds. On June 21, 2023, North Forest Hills zoning was changed to allow the development of duplexes. We are seeking to establish a property covenant to maintain the previous single-home zoning that we currently understand and enjoy. PROCESS A local attorney, Bill Aycock, is drafting property covenants for other Chapel Hill neighborhoods similarly affected by the zoning change, including our neighboring Stateside. Bill has been engaged to draft a property covenant for North Forest Hills, which would revert to prior zoning that barred the building of new duplexes and the attendant parking spaces. Each property owner may choose to sign the covenant agreement for their own property. To preserve the spacing and natural elements of our neighborhood, the greater the number of signers, the greater the preservation impact. COST The approximate total cost of drafting the covenant, conducting deed research, and filing the signed and notarized documents will run between $50 to $75 per household. The final cost would be divided among the property owners who choose to sign on to the covenant. The neighborhood consists of 136 homes. The cost will vary depending on participation. WHAT YOU CAN DO. If you are interested in participating in the neighborhood covenant, please share your contact info with a street captain (listed below).

  • Residents will have the option to sign after seeing the final covenant document.

  • Showing interest has no cost or future commitment.

  • Only residents who sign the covenant will agree to share the cost.

  • We will ONLY share future communications with residents who have responded to this inquiry.

  • We will NOT share emails or names with anyone other than the street captains.

for what possible reason would you want to try and stop someone from building higher density housing.
